The Ultimate Cleaning Checklist for Offices and Medical Facilities: Ensuring Hygiene and Safety
If getting a cleaning quote feels like decoding a phone plan from 2008, something’s wrong. Pricing should be simple, predictable, and easy to check against
Cleaning Prices Shouldn’t Be a Puzzle
If getting a cleaning quote feels like decoding a phone plan from 2008, something’s wrong. Pricing should be simple, predictable, and easy to check against the service you actually get. At JC Commercial in Adelaide, we design pricing the same way we design our cleaning: transparent, tech-tracked, and built for outcomes, not gotchas.
Why cleaning pricing gets messy (and how we fix it)
The usual headaches
Vague scopes (“general clean”) that hide what’s in or out
Teaser rates that balloon with “extras” (windows, bins, kitchens, touch-points)
No timing detail (when, how long, who’s accountable)
Surprise “consumables” charges nobody agreed to
Our fix
Plain-English scope: every task, frequency, and timing in writing
Published inclusions/exclusions: no grey zones = no awkward emails
One scope, built for your site: clause-numbered tasks and frequencies, so you choose the trade-offs
Consumables made clear: you supply them, or we organise them and on-charge them. The scope says which.
Our five pricing promises
No surprises
What we quote is what we invoice, matched to the scope you sign off. Change the scope? We show the impact before we do the work.Proof, not promises
Every visit is recorded: time in and out, the areas ticked off, and photos. You can see the service behind the price.Live reliability
Any issue you raise is acknowledged within 2 hours and resolved within 24 hours. That is a term of the contract, because reliability protects your value.Fair and compliant
We price to deliver safe, quality work. That includes proper inductions, PPE, and supervisor oversight. No corner-cutting “bargains.”Straight-forward updates
Annual indexation is explained up-front. If wages or regulatory settings shift, we’ll show you the math and the options (A/B/C) to hold outcomes steady.
The three levers that set your price
Hours & frequency
Nightly vs. 3× weekly, and how long it actually takes to do the job right (with dwell times and touch-points included).Risk & access
High-touch areas, security requirements, after-hours access, lifts/parking, and site inductions. All of these affect time and supervision.Scope & periodicals
The routine tasks, plus periodical work such as deep floor care, carpet cleaning, and disinfection cycles. Consumables can be added too: we organise them and on-charge them.
Pro tip: If a quote seems too good to be true, check what’s missing: high-touch points, periodics, glass, bins, or supervision. Those “extras” are where cheap quotes grow teeth.
The checklist: what your scope should cover
Offices, every visit: empty bins and replace liners; clean and sanitise toilets, basins and taps; wipe kitchen benches, sinks and appliance fronts; wipe touch-points (door handles, switches, lift buttons); vacuum and mop high-traffic floors; spot-clean entry glass.
Offices, weekly: dust desks, ledges and partitions; full vacuum including under desks; detail the kitchen, including the fridge front and microwave.
Medical facilities, every visit: clean then disinfect touch-points in waiting rooms, consult rooms and toilets; colour-coded cloths and mops by zone; hard floors mopped with a hospital-grade disinfectant; general waste removed, with clinical waste and sharps left to the practice’s own procedure.
Medical facilities, weekly: high dusting of vents, ledges and light fittings; waiting room chairs wiped down; spill kit checked.
Periodicals for both: carpet cleaning, hard floor scrub and seal, and internal glass, at frequencies set in the scope.
Every task goes in the scope with an exact frequency. Need something different? We’ll adjust the scope, without turning it into a mystery bundle.
Consumables: transparent by design
Soap, towel, tissue and bin liners are either supplied by you, or we organise them and on-charge them. The scope sets out which, so there are zero “where did that come from?” moments.
Tech that keeps pricing honest
Written, clause-numbered scopes keep every task and every change on paper (no orphan promises)
Site inductions for everyone who works on your site
Time-stamped sign-in and sign-out at the site QR code shows who attended and when
Areas ticked off and photos for every visit show how quality holds up over time
When the service is verified, the bill makes sense.
What a clean, simple quote from us looks like
Scope (plain English + frequency)
Inclusions and exclusions + the why behind them
Start-up plan (photo baseline, supervisor site walk, first-week huddles)
Price (service fee) + consumables (only if we organise them, on-charged)
Indexation note (timing + basis)
Response terms (issues acknowledged within 2 hours, resolved within 24) and a notice period in writing both ways, with no lock-in
No long PDFs. No lingo. Just what you’re buying and how we’ll prove it.
Why we won’t be the cheapest (and why that’s good for you)
Cheap quotes usually hide missing time, missing supervision, or missing compliance. We protect the inputs (proper training, safe methods, verified delivery) because rework costs more than doing it right. Your team gets cleaner, safer spaces and fewer interruptions. Your finance team gets invoices that match reality.
Ready for pricing that respects your time?
Tell us your frequency and the areas you care most about. We’ll map a right-sized scope, price it clearly, and back it with a record of every visit. Transparent. Trackable. No surprises.
JC Commercial: tech-focused cleaning that makes pricing (and cleaning) straightforward.
